The federal Fair Housing Act prohibits discrimination based on race, color, religion, national origin, sex (including gender identity and sexual orientation), familial status, and disability.
Roughly half the states add sources of income, marital status, age, and — in a growing number of jurisdictions — Section 8 voucher status.
Ads matter. Phrases like 'perfect for a young professional' or 'no kids' create liability on their own, even if you never actually turned anyone away.
