What to Do With Abandoned Property

You almost never get to just throw it out. Most states require you to store the property for a set period (often 15 to 30 days) and send written notice to the former tenant's last known address.
After the notice period, some states allow a public sale with proceeds applied first to storage and moving costs. Improperly discarding property is a leading source of small-landlord damages awards.
