Every state that lets you deduct from a deposit also requires an itemized statement listing each deduction. Skip the statement and you may lose the right to any deduction at all.
Include the line item, the reason, and the dollar amount. Attach receipts or invoices where possible. Photos taken at move-in and move-out are the single best evidence to back up damage claims.
Normal wear and tear — worn carpet, faded paint, minor scuffs — is never deductible. Deductions must reflect damage beyond ordinary use.
