Notice periods, rent control caps, and how to document an increase so it sticks.

During a fixed-term lease, rent is locked in. On a month-to-month, most states require written notice of an increase — 30 days is typical, but California, Oregon, and a handful of others require 60 or 90 days for larger increases.
Statewide rent caps now exist in California and Oregon. Local rent control applies in New York, New Jersey, and several California and Maryland cities. Confirm before setting a new number.
Deliver the notice in the manner the lease and the state require — often certified mail or personal service. Keep a copy and proof of delivery.
